Strata Managers can easily create a Work Request for new jobs by going to the Jobs page or to the Buildings page.
Creating and processing Work Requests in the Portal helps to streamline business operations, improving compliance with Building Rules and reducing human error along with any inconsistencies.
Create a Work Request
1. Go to the Jobs page
2. Click '+ Job Request'
3. Enter the Job details
- Select if the request is 'One-time' or 'Recurring'
- Add the plan number/building address
- Enter lot number (optional)
4. Enter the Issue Details:
- Subject
- Description of the Issue
- Attach images, videos or files by dragging and dropping them onto the shaded area
5. Click the checkbox if the request requires a before and after photos
6. Enter additional requirements on the text field (optional)
7. Click Next Step to move to the next page
8. Choose whether an inspection is required or not, if required add inspection details
9. Site Contact Details
- Select the checkbox for 'add site contacts' if required or select 'no site contact needed' if not required
- Site contact details added in this step will be shared with the assigned provider.
10. Building Contacts
- Select the checkbox for 'add building contacts' if required or select 'no site contact needed' if not required
- These contacts will be notified of the job. Their details will NOT be shared with providers.
11. Select managers to receive notifications
- These users will be notified as the job progresses to prompt them to take action if required.
12. Users can choose to Assign provider, Request quotes or Add provider later
- When Assign provider and Request quotes is selected , users can select providers from the Service Area list or the list of ALL the providers from their database, once a provider is selected from the list click Add Provider
13.Add any additional details you'd like the provider to know.

Select Yes or No depending on whether you want to provide extra information beyond the issue description.
14. Request Options
- Tick Charge for the work/quote request if applicable.
- Tick Add a virtual Maintenance Manager to support this job if you want AI-assisted management.
15. Select when the job should be completed (Same day (urgent), 48 hours, 5 days or Custom Date - choose a date and time for both Completion and Commencement)
Optionally, tick Disable commencement date time out if you don’t want a time-out trigger.
15. Add Price Limit: Set a price cap for the request
16. Select GL Code code from the dropdown.

Authorized and work order limits will display automatically for reference.

You may also choose to Share the price limit with providers
17. Click 'Create' or click 'Schedule' to send the Work Request at a later time.
This will trigger an email notifying the Service Providers, Site Contacts and Building Contacts of the Work Request.
If the Service Provider has not yet activated their account, the Service Provider will receive an invite with a link to activate the account once the Work Request is submitted. The Service Provider will receive the Work Request email to the Email for R&M from the Strata Master database of the Organisation (if any).
