Each Work Request typically requires one Invoice; however, there are situations where payment is more complicated.
While it's important that Strata Managers use the Portal to manage Jobs, there are a few instances where it should be avoided.
Long-term maintenance work isn't required to be processed through the Portal. Long-term implies work that takes place regularly on a weekly, monthly or yearly basis.
Work that's within a Building's contract or arrangement also isn't required to be processed through the Portal. While contracted maintenance Inspections will not be put through, any additional work required will be.
If additional work is required, the Service Provider should contact the Strata Manager to create the Work Request on their behalf.
This occurs more frequently with certain Trades, including Fire Compliance Inspections (biannual and annual), Passenger Lifts, Lawyers, Consultants (require prepayment), Reoccurring Cleaning, Gardening and Swimming Pool.
While the Portal is currently developing the features that would allow us to host these works, they are not yet ready. In the meantime, please allocate resources to these Jobs and follow Organisation procedures.
